RENTAL CRITERIA GUIDELINES

SECTION A : In order to qualify for a rental, applicant must have…

  • Credit: minimum 625 credit score
  • Verifiable Income: 2.5:1 income to rent ratio in gross monthly household income 
    • Must provide proof of income to owner/manager (most recent paystub, subsidy letter, employment offer letter, etc)
  • Rental: prior 24 months rental history or mortgage history
  • Employment: prior 12 months employment history 
  • Copy of Photo Identification provided to owner/manager

The following information will be accessed as part of the screening of any applications for tenancy:

  • Information provided on your Application for Tenancy
  • Your rental history via any identifiable prior Landlords
  • Credit reports via a third party Consumer Reporting Agency
  • Public records regarding registration as a sex offender and civil court records
  • Your credit screening will be completed by Buildium, LLC. In the event of a denial of tenancy or other adverse action, you have the right to dispute the accuracy in the consumer report and to request a free copy from TransUnion Consumer Relations, 2 Baldwin Place, PO Box 1000, Chester, PA 19022.   • You have the right to obtain a FREE copy of your credit report each year from every credit bureau (Equifax, Experian, Trans Union). For a FREE copy log onto: www.annualcreditreport.com

SECTION B : If an applicant fails to meet the criteria listed in Section A above, a co-signer may be recommended.

SECTION C : Cosigners must meet the above standards, be located in WA State, and have no unpaid collections or open bankruptcy cases. 

SECTION D : Applicants may receive an automatic recommendation of denial for…

  • Rental debt owed to a current or previous landlord
  • Poor Reference from Previous Landlord (eg. excessive damage to unit, history of late payments, two or more rules violation notices)
  • Prior Eviction
  • Open bankruptcy case(s)
  • Incomplete application
  • Fraudulent information on an application
  • Reasonable likelihood that a past history of applicant or those acting under his/her control may or will interfere with the health, safety, or right of peaceful enjoyment by neighbors or other members of the community

General Information:

All applicants over 18 years of age must submit their own application. Applications are processed on a first come basis and are considered complete when all parties in tenancy have submitted an application along with a copy of their ID. 

A non-refundable processing fee of $30.00 is required per person 18+, paid to Buildium, LLC for credit screening. NOTE: We do not accept "comprehensive reusable tenant screening reports."

Requested rental move-in date must be within 30 days from the date of application, or we may move on to the next applicant. 

All persons applying for tenancy must have first viewed the property for a tour of the interior and exterior of the building (virtual tour is acceptable). 

NOTICE: The federal Equal Credit Opportunity Act prohibits creditors from discriminating against credit applicants on the basis of race, color, religion, national origin, sex, marital status, age (with certain limited exceptions); because all or part of the applicant's income derives from any public assistance programs; or because the applicant has in good faith exercised any right under the Consumer Credit Protection Act. Landlord is prohibited from requiring disclosure, asking about, rejecting an applicant, or taking an adverse action based on any arrest record, conviction record, criminal history, except for registry information as described in SMC 14.09.025.A.3, SMC 14.09.025A.4, SMC 14.09.025.A.5, and subject to the exclusions and legal requirements in SMC 14.09.115.
